The Acme Studios are located in the lower level of the KCAC Galleries & Offices at 3200 Gillham Road Kansas City, MO 64109.

ACME Studios

  • Well lit and dry basement space with 8ft ceilings and concrete floors. Open plan studios ranging from 50 to 200 square feet. Electricity and Internet provided. Studio tenants will have unlimited, 24hr access with their own keys. Studio spaces start at $100 per month, with 6-month commitment minimums.

    AMENITIES: Electricity, gas, water, trash pickup, and fiber wifi, are all included in studio rental fee. Shared bathroom in upstairs gallery space and basement kitchenette with refrigerator, microwave, and large industrial sink. Heating and cooling for comfort year-round. Shared large table space for big projects, collaborations, and consultations.

    STUDIO TENANT BENEFITS: All KCAC studio tenants become a KCAC annual membership as part of their studio deposit. We host open studio events, workshops, lectures and other special events. Studio tenants are offered the opportunity to participate in an exclusive exhibition once per year and host events/workshops within the KCAC gallery or rooftop space throughout the year when available. We are in a vibrant creative neighborhood with Oddities Prints, Maker Village, Cherry Pit Collective, Print League, and Two Tone Print which all offer many opportunities for collaborations with our studio tenants and members. Being within walking distance to restaurants, coffee shops, and multiple retail spaces will also provide ample opportunity for studio tenants to host Open Studio nights if they desire to do so.

  • CODE OF CONDUCT

    COMMUNITY: The KCAC Studios are open to all who apply on a first come first serve basis. All studio tenants will be kind, inclusive and respectful of each other. We will maintain open and honest communication. Petty grievances, drama, and pot stirring will not be tolerated. Studio tenants will be aware and considerate of other people sharing the space. All studio tenants will respect the boundary lines of their individual space and will not creep into another tenant space, unless given permission to do so. All studio tenants will also respect the time of the KCAC Staff, if you would like to talk please schedule a time to meet by emailing Marissa, Marissakcac@gmail.com or Jessica, Jessicakcac@gmail.com.

    PAYMENT: Studio spaces start at $100 per month, with 6-month commitment minimums. A deposit (one month of rent + KCAC membership fee) is due at the time of signing your contract. If you choose to pay for the entire 6 month term upfront you will be granted a 20% discount at time of payment. Rent is due on the 15th of each month. There will be a 5 day grace period and if your rent is not paid by the 20th of each month there will be a $50 late fee charged on the 21st. Every day after the 21st there will be an added $25 fee. If your rent is not paid by the last day of the month we will begin the eviction process.

    CONFLICT: In the interest of open communication, if any studio tenant has an issue with another or their actions, they will present it and discuss it promptly. Studio tenants should comply with simple, reasonable requests. If no resolution can be found, please email KCAC Staff to request moderation.

    STUDIO EVENTS: All studio tenants will be asked to participate in open studio events, and other special events in the space. While you are not required to participate, you may be asked to clean your space, secure any valuable items, or to make other accommodations.

    ACCESS & PARKING: All studio tenants have 24hr access to the studio spaces with your person key. You can access through the front door during Gallery Hours W-F 10am-6m and Sat.12-4pm. Outside of gallery hours you will enter through the back door of the ACME and down the back steps. Street Parking is available for all studio tenants. Do not park in the ACME parking lot unless given permission by KCAC Staff to do so, your car will be towed. Studio tenants should add to the basement calendar any times they would like to reserve the communal large tabletop working spaces. Other members will respect these scheduling requests.

    CLEANLINESS: Studio Tenants will clean up after themselves promptly in the shared spaces. Dishes, and all art supplies, will not be left in the sink. Food should be labeled with a name and date, or it will be assumed to be a communal supply. Personal spaces should be kept relatively tidy, so that we can all be proud of our space. No toxic, harmful or strong chemicals may be used inside. Materials should be stored safely and labeled when necessary. All hazardous materials should be stored and disposed of in compliance with the Environmental Health & Safety Laws.

    SECURITY: All studio tenants are required to obtain their own insurance. This is a shared space that will occasionally host public events. Each studio tenant is responsible for the security and safety of their belongings. We advise that valuables be locked, tethered, hidden, or taken home at the end of the day. KCAC Gallery doors should not be propped open at any time. The front door should remain locked except when in use. Studio tenants should not give out their keys for any reason, and will be responsible if theft or damage occurs.

    VISITORS: Friends and visitors are allowed and welcome! Sorry, but no pets allowed! Use caution when choosing who to allow in our space. Studio tenants will be responsible for any theft or damage that can be traced to their visitor. Friends who spend a considerable amount of time in the studio space or choose to work on the communal work tables will be asked to pay a fee.

    EMERGENCY CONTACT: Studio tenants will have an emergency contact sheet on file. This will list any allergies or illnesses, and will list who to contact in an emergency. Studio tenants should keep these forms up-to-date.

    DRUG POLICY: No smoking, vaping, or illegal drug use is allowed inside the building. We respect that all of our studio tenants are adults, but this is a space to create and collaborate, Intoxication and disruptive behavior will not be permitted.

    DISCIPLINE POLICY: If studio tenants violate this code of conduct the procedure will be as follows, from the Executive Director or Assistant Director:

    ● First offence: counseling and verbal warning

    ● Second offence: written warning and corrective actions

    LEASE AGREEMENTThird offence: second written warning, probation or suspension, as appropriate

    ●Any further offences can result in immediate termination of contract
